How It Works

Most property transfer taxes are progressive and work like income tax: the price is split into bands, and each slice is taxed at its own rate — you do not pay the top rate on the whole amount. This tool applies each jurisdiction's published band table to your purchase price and adds up the tax slice by slice.

Tax in a band = (portion of the price falling in that band) × band rate

Total tax = sum of the tax from every band (+ any surcharge)

First-time buyer relief raises the tax-free threshold or waives the duty entirely below a cap. Additional-property surcharges (for buy-to-let or second homes) add a flat percentage on top of the standard duty. Both are toggled with the checkboxes above and are only applied where the jurisdiction actually offers them.

Example (England, SDLT): On a £350,000 home a buyer pays 0% on the first £125,000, 2% on the next £125,000 (£2,500) and 5% on the final £100,000 (£5,000) — a total of £7,500, an effective rate of about 2.1%.
